Houses For Sale OKC: The Importance Of Repairing Broken Gutters

Helpful Tips If You Have Houses For Sale OKC

When you’re selling a home it can make you feel uptight when the home inspector comes around to examine every inch of the home you worked so hard to maintain. Ordinarily, people probably don’t think much about gutters are so necessary. While taking care of houses for sale OKC is our job, our OKC realtors also love providing customers and readers with helpful tips. That’s why we’re explaining the importance of repairing broken gutters before you sell!

With spring here and rainy weather being predicted it’s a good idea to inspect those gutters. If you ignore broken gutters now, when you list your home in the market with all the competition of other “houses for sale OKC” it might get overlooked. Most likely, the task to repair the gutters would be listed in the home inspector’s TRR (Treatments, Repairs, and Replacements) report anyway.

So, why is it such a big deal? The answer is that gutters keep the base of your home from becoming flooded. The flowing of water away from your home also prevents mold from growing due to lingering water puddles. The standing water created by not having gutters could also bring on an infestation of mosquitos and other insects. Furthermore, without gutters the home’s foundation could become cracked on account of the top soil eroding.

The damage caused by clogged, leaking, or broken gutters is more expensive than if you would have just maintained the gutters in the first place. Keeping up with a simple maintenance routine will keep your gutters working properly and avoid the problems we’ve mentioned. Always keep in mind that your gutters should be cleaned at least twice per year (once in spring and once in late fall).

Now that you know why you should have them, we hope you’ll take our advice to keep your gutters looking their best.

OKC Realtors Providing Fall Home Maintenance Tips

OKC Realtors: Beginning a new season

It’s about to be a fun, colorful display of all the changing leaves and the crisp air will greet you when you leave the house. School is in full swing by now and OKC realtor team has much to do as the feeling of fall settles around us. With the month of September charging to a rapid close and October being right around the corner, our OKC realtor team has been thinking about fall. With all that being said, we have to say it’s time to start preparing your homes for fall. Here, we have provided a list of fall home maintenance to get you headed in the right direction.

Fall home cleaning tips from our OKC realtor team:

1.) Give your gutters a good cleaning.
2.) Test your heater for proper functioning.
3.) Clean out your dryer ducts.
4.) Check exterior for peeling paint.
5.) Re-caulk around windows and door frames.
6.) Check the roof for any damage.

There’s nothing worse than going into the cooler, rainier months with a damaged roof and not knowing it. As far as the other action items go it just makes good sense to do them, because getting your windows and doors sealed up helps to keep heat in and lowers your energy costs. Exterior paint being chipped can’t protect your home’s siding. Furthermore, dryer ducts pose fire risks if clogged as do the gutters. Finally, the heater functioning is pretty important.

Our OKC realtor team knows that you’re busy, but taking a little time to check up on these issues will save time and money in the long run. Our OKC realtor team also feels that aside from these basic tips we should encourage people to check their carbon monoxide and smoke detectors! We hope these fall home maintenance tips will help get your home prepared for the fall months to follow.

Houses For Sale OKC: 1 Flaw Spotted During An Inspection

Houses For Sale OKC: The problem and how to fix it

During this time of year, a lot of people have closed on house deals prior to the start of fall so that they can settle in before winter. If you’re a late mover you may still be searching online for “houses for sale OKC.” If you’re still looking just know that one part of finalizing details on a home is obtaining a home inspection. A good home inspector will find the flaws anywhere and everywhere! One of the most common flaws spotted during a home inspection is related to the drainage. Rain may not have been a problem during the hot summer months, but you have to think about the home’s state as it will be if something isn’t taken care of.

Houses for sale OKC: Poor drainage problem

The problem: If you notice that the lawn often gets soggy after an average rain or water pools up in the driveway, this is a sign of poor drainage. If water continues to build up too much then over time it can back up to the house causing eventual structural damage or immediate signs of insect infestation, rot or mold.

A solution: Gutters should have downspouts that direct water away from the house. They should be extended 6-10 feet away from the foundation. If you decide to purchase the home as is, you may also consider French drain installation. You may also negotiate with the home seller to see if they will add this before closing on the home. With French drains water will be forced to flow downhill as the drains are slightly sloped trenches filled with round gravel and a pipe that diverts water away from the house.

The fall and winter storms are the ones to worry about and they’re right around the corner so don’t be surprised if your home inspector recommends that you have proper drainage for the safety of the home. You can hire a professional landscaping team to take care of your drainage problems for you. It may seem like it isn’t worth the upfront expense, but in the long run what proper drainage will save your house from will be worth it!
