Save money with the simple

One of the most frustrating things is having to call a service company. Then, their repair takes 5 minutes, but you pay $130? They tell you, ” Oh, it was a simple fix.” In this article we will look at some simple money-saving repairs you can make at home.

Save money with the simple

  • Running toilet – Most plumbing companies will charge a service fee between $80 and up to $130 just to come to your house! Nine times out of ten, a toilet that will randomly turn on and then turn off, has a faulty flapper. The flapper is the rubber seal that lifts when you flush, emptying the tank into the bowl. When the flapper isn’t sealing properly, water will leak from the tank into the bowl. As it falls below the fill level, it will trip the fill valve float, turning on the water to fill back up again. A standard flapper is around $5 and takes about 2 minuets to install, saving you lots of money!
  • Garbage Disposal – Most disposals come with a disposal wrench that fits into the bottom to manually turn it when it jambs. If your disposal is humming, this is likely your problem. If it does nothing or the chamber spins freely, check the red reset button underneath before calling a plumber.
  • Lock Trouble – Is the deadbolt hard to move with the key? Try to spray the lock and key with some WD40. Work the key back and forth in the lock and it should loosen right up!

These are just a few simple tips that you can help you to save big bucks on your home, weather you are selling, a new homeowner, or you’ve been there a while.

Light Wood Color- OKC Realtors

OKC Realtors Discusses Wall Colors To Complement Light Wood

OKC Realtors Share Tips For Aesthetically Pleasing Wall Colors

If you have light colored wood trim or finishes throughout your home this can be a good thing as it can bring forth a warmth due to the yellow to brown undertones. Your next dilemma, as a homeowner, may be which wall colors to choose which will complement the wood. Today, our OKC realtors are sharing a few things to consider when choosing your surrounding color palette.

First, you have to decide whether or not you want to draw the eye directly to the beauty of your wood trim, doors, or other finishes or if you would like to have it blend into the rest of the room. Based on our OKC realtors’ research, here are 3 different design choices and colors to use to achieve each look:

To Highlight The Wood: If you would like the light wood color to “pop out” stick to colors that are opposite of the wood’s natural hues. Likewise, a nice neutral gray color will allow your light colored wood trim to be the center of attention. If you want them to blend in choose a wall color that is close to the undertones of the wood such as yellow, orange, or a brown color.

To Have An Earthy Look: If you’re aiming to make your space feel earthy, go for darker greens or olive tones that provide a more natural element to complement your light wood.

To Keep Things Simplistic: If you are thinking of keeping things a bit more crisp and would like to stick to white walls then consider that the warm undertones of the light wood trim may make your white space look a little too bare. Instead, opt for an off-white color that’s more creamy than stark white as this will enhance the look of the light colored wood a bit more.

These are just a few simple tips our OKC realtors wanted to share. As always, if you’re looking for OKC realtors to help you with buying or selling a home, we would be happy to help you. Contact Metro First Realty at 405-242-4004!

Wooden Fence- OKC Realtors Discuss

OKC Realtors Discuss 2 Reasons To Repair A Fence Before Selling A Home

Why Fixing A Fence Is Beneficial

Many home sellers think about replacing the flooring, splashing new coast of paint on the walls, putting in kitchen upgrades, and updating the bathroom, but when it comes to exterior repair jobs things become debatable. One of the most heavily debated home repairs for homeowners trying to sell their homes is whether or not the fence is really important to fix. Today, our OKC realtors will share with you 2 reasons why you should consider repairing a broken fence prior to selling a home.

OKC Realtors Reason #1- It Creates More Curb Appeal: Think about the fact that the first thing people see is the exterior of a home. If you were the buyer would you want to see a run down fence? No way! If the potential homebuyer is too busy calculating in their mind about how much it might cost them to replace an eye sore of a fence then they may miss out on other fabulous details of your home and move on.

You should think of your fenced in backyard as an asset and it really should be considered as an extension of the living space. Our OKC realtors say that if you’re trying to sell your home then you should fix the fence, because you want that first glance to leave a good impression.

OKC Realtors Reason #2- It Creates Better Privacy: It’s no secret that people have an appreciation for their own privacy and a proper fence will make potential home buyers feel much safer. So, whether you used the back yard regularly or not, just remember that potential home buyers are going to be drawn to a yard they could see themselves relaxing in.

No one can think about relaxing, inviting people over for cookouts, or letting their children and pets roam around freely in a yard that has a broken fence.

There’s a lot of information out on the web about how to repair fences yourself or you can bite the bullet and hire a professional to the job for you, but either way it’s crucial to have proper fencing around your property if you want to get better offers and get as close to your selling price as possible!
